About Us
Sapphire Homes, Inc. is a local, family owned and operated small business that builds 30-40 spec homes in Seattle and on the Eastside annually. We build at three different spec levels depending on the location. All of our communities are within a 30-minute radius of downtown Bellevue with homes as far south as SeaTac/Burien/Tukwila and as far north as the south Snohomish County boarder. We have been active in land development and new home construction in the King and Snohomish County building industry for the last 20+ years.
Over the last 9 years, we have built 225+ homes across 25+ communities in Seattle, Bellevue, Kirkland, Redmond, Issaquah, Renton, Burien, Tukwila, SeaTac and King and Snohomish Counties. We are on target to bring 30+ new homes to market in 2021 and we currently have a full pipeline of work for our team through 2022.
We pride ourselves in building high quality homes that include many luxury amenities other builders add as upgrades. Our Eastside homes include covered outdoor living areas, sound dampening windows, wood-wrapped interior windows and mirrors, extensive hardwood, slab Quartz throughout, stainless steel professional grade appliances, iron balusters, 8 pound carpet pads, self-closing custom cabinetry, melamine shelving in the master closet and pantry, and custom millwork cubbies in the mud room. Our South-end homes include covered outdoor living areas, sound dampening windows, waterproof Luxury vinyl plank flooring, slab Quartz throughout, and stainless steel appliances. We also have rambler and accessory dwelling unit (ADU) options in our portfolio depending on the jurisdictional requirements.
Sapphire Homes take a very hands-on approach to building. As owners, we are involved in every aspect of the homes design and construction; from the initial lot development through floor plan selection, design decisions and all finishing details. We are actively involved in the construction and personally inspect each individual home to ensure the quality that Sapphire Homes is known for is there in every step of the process.
We offer a one-year Sapphire Homes builders warranty as well as a 6-year Residential Warranty Company extended structural warranty on all homes.
We are an active member of the Master Builders Association of King and Snohomish Counties, the Building Industry Association of Washington, the National Association of Home Builders and the Project Management Institute.
Meet the Owners
Troy Schmeil
Troy Schmeil has over 20 years of land investment, permitting, lot development and new home construction experience in King and Snohomish Counties of Washington State. Since Callidus Development’s incorporation in 2004 Troy has developed over 350+ lots and constructed over 170 spec homes both with partners and independently under both the Callidus Development and Sapphire Homes umbrellas. In 2013, for marketing purposes it was decided to spin the new home construction arm of the business into its own corporate entity, Sapphire Homes, Inc. Troy has been active as a board member in the Master Builders Association of King and Snohomish Counties (past), the Building Industry Association of Washington (past) and a chair of the Residential Builders Council (past) and has worked very closely with various city jurisdictions on improving their permitting processes.
Angela Schmeil
Angela Schmeil has over 22 years of Project Management experience at Microsoft Corporation running large software deployment and development projects on a global scale. In 2004, Angela obtained her Project Management Professional (PMP)® credential and continues to maintain it as required on a 3 year certificate renewal cycle. In 2013, Angela retired from Microsoft to bring her expertise in project management, process and systems management and scheduling to Sapphire Homes.

- Active member of an NAHB Builder 20 Group that meets twice a year with builders from across the country to share best practices and learn from one another.
- Troy Schmeil served on Master Builders Association of King and Snohomish County Board of Directors from 2010-2013.
